The circumstances of every leasehold property are different and you should not rely on the information as a substitute for proper expert advice. The calculator should only be used for calculating the cost of acquiring the freehold of a single house or a lease extension of a single flat on the assumption of a statutory claim, which in the case of a flat is for extending the term by 90 years at a peppercorn rent. It cannot be used for calculating the cost of a collective enfranchisement of a block of flats. The calculation does not allow for Stamp Duty Land Tax or other transaction costs.
